
Tiny Dorchester Site for Sizable Mixed-Use Development
Dorchester is a tiny Grayson County town of less than 150 people, 15 miles south of the Oklahoma border. But, don’t get thrown off by the towns population. A master-planned community planned in the town will be near Texas Instruments’ new manufacturing plant, a business park being created by Texas Instruments, Finisar and other large corporations. GlobiTech has set up shop in neighboring Sherman.
Centurion American will soon be building in the town, part of a 100-plus acre project. Trez Capital secured $17 million to allow the national builder to get going on 360 lots as phase one of what’s to be called, Cottonwood.
Overall, the mixed-use development will offer over 2,000 lots that will serve a diverse range of community options and amenities that will include 1,400 rental units and 250,000 square feet of commercial and retail space. Multiple school sites and nature trails are included in the plan.
The phase one lots are expected to be completed in 2025.
