Time Equities Launches Private Real Estate Fund with $150M Goal

Time Equities Inc. (TEI) has launched TEI Diversified Income & Opportunity Fund VII, LLC, a new private real estate investment fund designed to provide accredited investors with access to a diversified portfolio of income-producing and value-oriented real estate assets throughout the U.S. and select international markets. Fund VII is seeking to raise up to $150 million in total equity commitments, with a minimum investment of $25,000.

The fund’s investment strategy will target a mix of stable, cash-flowing assets alongside opportunistic and value-add investments, such as lease-up or redevelopment projects, discounted debt purchases and other joint venture structures. “Fund VII builds on what we do best, disciplined investing across property types and geographies with a long-term owner mindset,” said David Becker, head equity strategies of TEI.

The fund will be managed by a newly created entity, Time Equities Management VII, LLC, with Time Equities Securities LLC, a FINRA-member affiliate, serving as the managing broker-dealer. TEI’s principals intend to invest personally alongside Fund VII investors.
