Thorofare Capital Provides Financing for 13-Property Flex Office Portfolio in Dallas

Thorofare Capital has provided a loan to refinance a 13-building portfolio of newly converted and renovated flex office properties in the Dallas Design District. The sponsor, Quadrant Investment Properties (QIP), plans to complete their renovations over the next few months and lease-up the remaining space within the portfolio.

David Perlman of Thorofare originated the loan with Eddie Prosser, Henry Johnson and Jonathan Hart leading the underwriting and executing the closing of the financing. Brian Carlton and Jim Curtin of JLL placed the debt. This is the second loan Thorofare has closed in 2022. Last year, Thorofare closed more than $791 million in financing.

“We were attracted to this portfolio by the unique office product the Quadrant team has created, with scale, in the fast-growing Dallas Design District,” said David Perlman, managing director at Thorofare. “Thorofare believes that tenants will be drawn to this urban, creative office space that features exposed ceilings, direct suite access from the street, and a first-class amenity package found in more traditional Class A towers.”
