The Stacks mixed-use development in DC's Buzzard Point district is getting underway with a $367-million construction loan.

The Stacks Breaks Ground in Capitol Riverfront’s Buzzard Point Neighborhood

Akridge and National Real Estate Development have broken ground on Phase One of development at The Stacks, located in the Capitol Riverfront’s Buzzard Point neighborhood. The project is jointly owned by Akridge, Bridge Investment Group, Blue Coast Capital and institutional funds managed by National Real Estate Advisors.

Phase One, funded by a $367-million construction loan from Bank OZK, is slated to deliver in 2025 and will include three rental residential mixed-use towers totaling more than 1,100 rental apartment units (more than 10% dedicated to affordable housing). Clark Construction Group, LLC, has been retained as the general contractor for the project.

A key part of the development will be a pedestrian-only road that guides people from the stadium to the waterfront and connects retail, public plazas, community and residential spaces.

Other features include:

  • Approximately 80,000 square feet of retail space
  • Over 15,000 square feet of public park and gathering space on V Street
  • Up to two hotels
  • A variety of creative working and residential spaces
  • Below-grade parking & loading
