The Meridian Group Completes 1M-SF Industrial Building in VA

Colliers announced the completion of a 1 million square foot cross-dock facility located at 1251 Coverstone Drive, the largest speculative industrial building delivering in 2025 in the Northern Virginia/I-81 Corridor.

The building is the centerpiece of the first phase of the larger One Logistics Park, a 2.8-million-square-foot industrial hub developed by The Meridian Group and Wickshire Industrial. Colliers’ Vice Chair John Lesinski, Executive Vice President Ben Luke and Associate Vice President Clay Ellis lead the project’s leasing efforts.

A joint venture between ARCO Design Build and Meridian Construction Group constructed the 1,024,000-square-foot building. Phase 1 of One Logistics Park will include nearly 1.4 million square feet of industrial space across two facilities. A second build-to-suit building will span 360,000 square feet.

“This industrial complex stands out not only for its innovative design and unique size in the market, but also for its prime location with easy access to key transportation routes,” said John Lesinski, Vice Chair of Colliers. “It’s well-positioned to meet the growing needs of large distribution and logistics companies in I-81 and Northern Virginia.”
