The Alexander is the First Midrise in a Sea of Garden Communities
Construction is underway for The Alexander, a new 209-unit four-story multifamily community that emphasizes technology and wellness. The $49 million asset at 3915 W. Aerie Dr. in Marana, AZ will be the first midrise project in a market that is primarily made up of garden-style walkup communities.
When The Alexander is completed in June 2023, it will encompass 292,850 gross square feet and 199,905 rentable square feet.
It is owned and developed by Thornydale Apartments LLC, c/o Sears Financial Corporation. Asset Living, formerly Shelton Residential, will manage the property.
“I have lived in Phoenix, Denver, Los Angeles and now Las Vegas, and have had an opportunity to see what many innovative developers are building in those markets,” said Doron Sears, president of Sears Financial Corporation. “When I decided that I needed an apartment when I come to Tucson for work, I couldn’t find anything that completely fit my needs so we decided to build one.”
Amenities include a pool, fitness center, outdoor fitness area and a variety of wellness offerings.
“The overall design and amenities package are a blend of the best features from a handful of projects that I love in other cities,” says Sears. “The wellness amenities we added because they were meaningful to me and represent a lifestyle that I want to share with others.”
But Sears says what sets the project apart are the technology and wellness amenities. Some features of the technology package are high-speed Internet with property wide secure WiFi, keyless door and property access, lighting and temperature control as well as DISH TV.
“I said from the beginning that the highest honor will be to be copied and I believe many of the amenities we provide will become standards soon,” Sears said.
The architect of record is Way Architects PC (Doug Fullen) and the general contractor is EMJ Construction. Notable subcontractors included Dish Fiber, Data Link, Perry Engineering and The Planning Center.
