- Lone Star Real Estate Fund VI completed the sale of three multifamily properties across Texas which were sold to three separate buyers. Financial terms of the transaction were not disclosed. The entire portfolio totaled 606 property units: a 208-unit garden-style multifamily community built in 2004 and located in Lubbock, TX; a 214-unit garden-style multifamily community built in 2013 and located in Midland, TX; and a 184-unit garden-style multifamily community built in 2004, also located in Lubbock, TX. Lone Star acquired the properties in 2022.
- On Q Property Management opened its second Texas location in Austin. On Q Austin, located at 2631 Gattis School Rd Ste 100, Round Rock, follows the launch of the company’s Dallas-area office in 2023. Founded in 2010, On Q Property Management has maintained a flat-rate fee structure that has remained unchanged for over 15 years. The company manages over 7,000 properties nationwide, including more than 1,000 in Texas alone.
- The Harris County Sports and Convention Corp., NRG Park’s landlord, approved a draft capital improvement plan that includes about $55 million worth of projects. The CIP was created in response to the facility condition assessments completed in late 2024, which revealed that NRG Park requires $1.9 billion in deferred and ongoing maintenance over the next 30 years. Officials plan to address the issues before the 2026 FIFA World Cup. NRG Stadium will host seven matches for the tournament.
- TruFit Athletic Clubs is adding its newest location to the Lockhill Village Shopping Center at 2323 Lockhill Selma Rd. in San Antonio, formerly home to Gold’s Gym. This will be TruFit’s eighth location in San Antonio, slated to open by the end of the year. Spanning up to 35,000 square feet, the new club will feature state-of-the-art equipment, a Kids Club, Group Fitness Studio, boutique-style HIIT workouts, a Women-Only workout area, and a Relax & Recovery Zone.
- Marcus & Millichap facilitated the sale of an 85-room Fairfield Inn & Suites hotel property in Spring, Texas. Rajan Patel, investment specialist in Marcus & Millichap’s Houston office, exclusively marketed the property on behalf of the seller, Paramount Spring Group LLC, and procured the buyer, Prem Hospitality Enterprise. The transaction received additional support from Allan Miller, Chris Gomes and Skyler Cooper of the Miller-Gomes Hotel Team. Built in 2013, Fairfield Inn & Suites Houston North/Spring is on 1.75 acres at 24485 Interstate 45.
