  • Sword Industrial Partners, an affiliate of Fort Worth-based MAG Capital Partners, has purchased Braniff Park West, a 261,692-square-foot property in northeast Tulsa. The sales price was $20 million. Braniff Park West comprises two buildings on a 21.7-acre site, with suites ranging in size from 11,000 to 82,000 square feet. The property was 89 percent leased at the time of sale to tenants such as HSM Transportation, Forward Air and Ramsey Industries. Troy Gudgel and Terry Payne of CBRE represented the seller, an undisclosed, locally based partnership, in the transaction.
  • Jillian Fredericks and Connor Saxe have joined CBRE’s Houston Office Investor Leasing team as Senior Vice Presidents. Fredericks joins CBRE with more than 16 years of commercial real estate experience. She most recently served as Senior Vice President at Colliers, where she helped lease more than 4.1 million square feet of Class A and Class B office properties in The Woodlands. Saxe brings more than 13 years of strategic agency leasing experience, specializing in Class A office properties and mixed‑use urban developments.
  • Weitzman has been selected as the exclusive leasing agent for the planned retail space in The Row, a mixed-use development at the southwest corner of State Highways 71 and 130, offering retail, restaurant and entertainment options designed to serve the growing Southeast Austin trade area. Nick Naumann and David Ruwwe with Weitzman handle retail leasing. The developer is Presidium. The retail first phase is set to break ground in mid-2026 with approximately 28,000 square feet of multi-tenant space.
  • Colliers closed the sale of Parks at Boulder Creek, a neighborhood retail center at 10555 Pearland Parkway in Houston, Texas. Joshua Sebesta of S+P Interests, LLC represented the buyer and Christopher D. Winters of Colliers represented the seller in the transaction. Parks at Boulder Creek is a 52,889-square-foot multi-tenant retail center situated at the southeast corner of Beltway 8 and Pearland Parkway on approximately ±4.62 acres.
  • Fidelis acquired over 42 acres of land in Alvin, Texas, for a planned mixed-use development. The project will initially include approximately 280,000 square feet of retail, with planning currently underway and a targeted groundbreaking in early 2027. Boucher Design Group has been engaged as the project architect. Fidelis plans to bring a mix of national and regional retailers to the project.
