Texans Renting Longer, Seeking 3-Bedroom Homes

Texas renters are staying put longer, and 3-bedroom homes are emerging as the ideal solution, according to the latest Point2Homes study. The study, which examines how renter tenure changed from 2017 to 2022, reveals that long-term renting is on the rise, while the share of renters who move after less than 1 year is dropping—and Texas is no exception. 

Nationwide, nearly one-third of all renter households live in single-family homes. This significant market segment is growing in Texas, as renters seek stability and more spacious living options. Across the Texas metros, 3-bedroom homes are the clear favorite. In metro areas such as San Antonio, Dallas, El Paso, Houston, McAllen and Austin, over 50% of house renters opt for 3-bedroom layouts – placing them above the national average of 47%. Texas leads the country in rental home construction.

Nationwide, the percentage of renters staying 5+ years and 10+ years increased by 2 and 2.7 percentage points, respectively, indicating a growing trend of long-term renting.  

In Texas, the share of renters staying 10+ years has increased by 3.3 percentage points in El Paso, 3 points in San Antonio and 2.8 points in Houston, surpassing the national average increase.
