17-19 Lamont Court is a residential development site with fully approved plans in central Brooklyn

TerraCRG Lists Central Brooklyn Development Parcel

TerraCRG has been retained to sell 17-19 Lamont Ct., a residential development with fully approved plans at the intersection of Lefferts Gardens, Crown Heights, and East Flatbush in Brooklyn. Partner Daniel Lebor and senior associate Andrew Manasia are marketing the property. 

The approximately 4,500-square-foot vacant lot has a market rate FAR of 3.44, allowing for a residential ZFA of 15,431. The community facility bonus FAR of 4.8 provides the option to build up to 21,532 ZFA for a mixed-use project. 

“Located at the confluence of several trending neighborhoods, the project is well positioned in a strong condo market and comes delivered with fully approved plans for a seven-story residential building with 22 units and seven parking spaces, which is the kind of product that has remained desirable,” said Lebor. 

Nearby transit options include the 2, 3, 4, 5, Q, B, and S subway lines and the Long Island Rail Road.
