Tenants and Investors Gravitate to Cedar Park
There is a good amount of manufacturing and tech growth in Cedar Park, and because of its proximity to Austin’s northwest tech hub, there are numerous defense, software and aerospace tenants interested in the area, says Leigh Ellis, principal with Aquila Commercial.
This interest in Cedar Park recently spilled over to investor demand. Manpro Capital recently purchased Brushy Creek Corporate Center from IGX Southwest, the building’s developer. The price was undisclosed.
Brushy Creek Corporate Center is located at 1200 BMC Dr. It is a 231,030-square-foot two-building industrial campus that sits on 16 acres. The property is more than 70 percent leased with 61,257 square feet still available for lease in Building 1, according to the property’s leasing firm, Aquila.
Current tenants include:
- Additive Manufacturing Technologies Inc., a manufacturer of 3D printing technology
- Evets Global, a semiconductor equipment refurbishment company
- Hyliion Inc., a provider of electric commercial transportation solutions
Manpro intends to build upon the existing tenant set to attract other manufacturing and R&D tenants that will complement the research and development hub that already exists within the campus.
