Tellus Group Acquires 686 Acres for $1.45B Master-Planned Community

Tellus Group LLC, the developers of Windsong Ranch, recently acquired 686 acres in Celina, TX for Mosaic, a new $1.45 billion master-planned community. The newly acquired property sits immediately to the north of Windsong Ranch in Denton County, 9 miles southwest of downtown Celina and a mile from the Dallas North Tollway.

Plans state that every homesite in the community will be within a five-minute walk to a greenway or park. More than 47 acres of the property will be preserved for open spaces and parks.

“We were drawn to this property because it fit within the core values of our company,” said Craig Martin, president and founding partner for Tellus Group. “We seek to develop high-quality assets in fundamentally excellent markets. We have a long track record for developing residential communities of the highest quality while maintaining a commitment to environmental stewardship, value investing and thoughtful land planning that will wow families that choose to make their home in a Tellus Community.”

The initial property release is planned for early spring 2023 and will include an array of homesites ranging from 40- to 70-foot lots. Home prices are expected to start in the low $400s to more than $1 million.
