Trammell Crow JV’s 1.7M-SF Santa Clarita Industrial Reaches Completion, 100% Leased

A joint venture of Trammell Crow Company (TCC) and Clarion Partners said that construction is complete at its 1.7-million-square-foot industrial park in Santa Clarita, The Center at Needham Ranch (CANR). The 11-building industrial park, on which the JV began construction in 2017, was fully leased by May 2023.

The JV, in partnership with the City of Santa Clarita, also recently opened the Needham Ranch Parkway, which was constructed as part of the 250-acre development and provides motorists an alternate route between Newhall Avenue and Sierra Highway.

“Needham Ranch has filled the demand for modern, Class A logistics space in the Santa Clarita Valley, and more specifically in the LA North industrial submarket, which continues to see demand from industrial users because of the area’s deep and talented labor pool and the overall quality of life in the Valley,” said Philip Tsui, SVP for TCC.

Oltmans Construction Co. served as the general contractor for CANR. The project’s architect was HPA, Inc. and the civil engineer was Alliance Land Planning & Engineering. The CBRE team of Craig Peters, Doug Sonderegger, Sam Glendon and Richard Ramirez marketed and leased the space.
