TCC, CBRE IM Complete 500K-SF Business Park in Morgan Hill

Trammell Crow Company (TCC) and joint venture partner CBRE Investment Management (CBRE IM) completed construction on Cochrane Technology Center (CTC), a 500,000-square-foot Class A business park in Morgan Hill. TCC said the development is currently the largest speculative industrial facility built and available in Silicon Valley, spanning five buildings and 30 acres.

“The Cochrane Technology Center is a highly visible and occupant-ready facility in South county with proximity to the labor pool,” said Will Parker, a principal with TCC. “The project is located with Highway 101 frontage and is designed for today’s occupier needs including high power in each building. The campus is designed to readily accommodate a single occupier for the entire project to leverage the site’s accessibility and signage opportunities, or lease to multiple occupiers across the five buildings.”

CTC includes buildings ranging from 73,668 square feet to 138,698 square feet. CBRE’s Chip Sutherland, Rob Shannon and Brian Matteoni are marketing and leasing the property. TCC and CBRE IM previously delivered and sold the nearby Butterfield 5 Technology Park, which brought more than 400,000 square feet of high-end industrial space to Morgan Hill in 2022.
