Tarlton Building 223K-SF Austin Life Science Facility
Tarlton Properties and Reger Holdings secured a construction loan of $105 million from Cottonwood Group for a development site located at 3600 Breakthrough Loop in Austin. The asset is a build-to-suit life science office with a total square footage of 223,500, fully preleased to BillionToOne (BTO). This facility is part of the EastVillage ATX development and is anticipated to accommodate over 1,000 employees upon completion in late 2026.
Commercial Edge reports this will be BilliontoOne’s fourth collaboration with Tarlton Properties and its first space outside of the San Francisco Bay Area.
The facility broke ground last September, with BTO set to move in by the end of next year. White Construction is the general contractor, while STG Design handles the architecture efforts.
The 425-acre EastVillage ATX mixed-use development will include 1.5 million square feet of health and life sciences space, 350,000 square feet of retail, restaurants, hotels and entertainment space, and 2,500 residential units.
CBRE’s Bob Ybarra, Jim Korinek, Doug Birrell, Zack Holderman and Jesse Greshin arranged the financing.
