Atlanta, GA-based Sylvan Realty has brokered the sale of a $45 million, 200-plus home single-family rental portfolio in metro Atlanta. The portfolio sale price averages out to approximately $255,000 per door.

The sale was between two institutional firms.

The value-add homes are three-bedroom, two-bath properties of 1,400 square feet or more, in growth submarkets in commuter-friendly, desirable neighborhoods. The mid-tier priced homes offer high market demand and solid rent growth

“This transaction provided a terrific opportunity to acquire a high performing portfolio in a very desirable submarket. We believe this portfolio is well positioned for continued growth,” said John Bielefeldt of Sylvan Realty.

Sylvan Realty is a wholly owned subsidiary of Sylvan Road, an investment firm focused exclusively on single family real estate with over $3.5 billion in assets currently under management.
