Sycamore, Hunt Eyeing West End Redevelopment Project
Sycamore Development is working with Hunt Capital Partners to develop a 154-unit multifamily community at 805 Elm St., 711 Elm St. and 211 N. Austin St. The development, to be called West End Lofts, will involve renovating the Emerson-Brantingham Building, currently home to Antioch Church, and a 1925-constructed parking structure.
The project costs are estimated at $103.2 million. The developer duo is seeking a Dallas city subsidy that may top $48 million. The developer has also received roughly $54 million in non-city sources such as low-income housing tax credits and historic rehabilitation tax credits.
The complex will feature 26,462 square feet of ground-floor retail and a roughly 25,751-square-foot plaza. About 41% of the units will be dedicated to households earning between 30% and 80% of the area median income level.
The project will also include a mix of studio, one-, two-, and three-bedroom apartments. Construction is anticipated to begin in the second quarter of 2025 and wrap up in the first quarter of 2027.
