Stos Partners, Cardinal Industrial, Long Wharf Capital Sell 1.3M-SF Industrial Portfolio

Stos Partners, Cardinal Industrial, and Long Wharf Capital announced the sale of the Hoosier Infill Industrial Portfolio to an institutional investor.

The portfolio comprises 13 established industrial parks totaling 1.3 million square feet across 38 buildings in the Indianapolis metropolitan area. At the time of sale, the assets were approximately 97% leased to more than 250 tenants.

The firms assembled the portfolio through two off-market transactions. Both were purchased from the assets’ original developer. Alex Cantu and Alex Davenport of Colliers represented Stos Partners, Cardinal, and Long Wharf Capital in the disposition.

“We are pleased with the performance of the Hoosier Infill Industrial Portfolio, which required a targeted modernization effort to address deferred maintenance and align the buildings with today’s user needs,” said Jason Richards, Partner at Stos Partners. “Indianapolis continues to demonstrate strong infill fundamentals, with steady tenant demand and limited functional small-bay supply.”
