Standalone ER Sells to San Angelo’s Shannon Medical Center

CBRE arranged the sale of a former Neighbors Emergency Center located at 3417 Sherwood Way in San Angelo, Texas. The property was purchased by the Trustees of Shannon West Texas Memorial Hospital for an undisclosed sum.

This property is a vacant, Class A 8,432 square foot freestanding emergency room. It was built in 2016 and will offer Shannon Medical Center, as the healthcare system is now known, a highly-finished medical office space with ample patient and employee parking.

Scott Herbold, Austin Barrett and Scott Carter with CBRE’s Texas Healthcare Group represented the undisclosed seller.

“There seems to be an uptick in interest and sales activity in the freestanding ER space, even preceding the pandemic,” said Herbold. “While some remain ER facilities, many investors are also finding this property type a prime opportunity to provide non-emergency medical services in a retail setting to the surrounding community.”
