Stafford debuts plans for Peoplestown mixed-use project

Stafford Updates Plans for Peoplestown Project

Stafford Properties plans to place between 350 to 425 units on a former industrial site spanning 3.7 acres that borders the future home of the company’s Terminal South mixed-use project, in the Peoplestown community. Stafford’s 46,000-square-foot Terminal South project will add a food hall, offices and retail near the BeltLine’s Southside Trail. It will be a short walk from a station along MARTA’s Rapid Summerhill line debuting in 2025.

The Atlanta City Council would need to rezone the property for the developer’s intended use before it could proceed with the project, which the company estimates will cost $100 million to build.

The developer hopes to deliver the units by the first quarter of 2027. Terminal South is set to open in winter 2024, while the nearby BeltLine section is slated to arrive in mid-2026.

The project includes one- and two-bedroom units, of which 10% or more would be reserved for households earning below 80% of the area median income. The affordable units could range from $1,540 to $1,963.
