St. John Buys 81 Acres in Colorado, Plans $95M Office Park

Baltimore, MD-based St. John Properties, Inc. acquired 81 acres of land in Broomfield, CO with plans to develop Simms Technology Park. The $95-million mixed-use business community would contain nearly 600,000 square feet of single-story, multi-story office and flex/R&D space. Phase one of the development is expected to commence in early 2021.

St. John Properties’ Brandon Jenkins says, “This strategically-positioned site provides the opportunity to execute our long-term development strategy in a section of Colorado that contains every essential metric for sustained growth and economic vitality.”

Purchased from Brocade Communications Systems, LLC, the site at N. Simms Street and W. 112th Avenue is roughly 20 miles northwest of metro Denver. It will be comprised of two multi-story Class A office buildings containing 200,000 square feet of space; five single-story office buildings offering 150,000 square feet of office space; six R&D/flex buildings containing 220,000 square feet of space; an 8,000 square foot retail building and four retail pad sites.
