SRS Real Estate Partners’ National Net Lease Group Completes $8.125 Million Sale of Two Retail Properties in Brandon, FL

SRS Real Estate Partners’ National Net Lease Group completed the $8.125 million portfolio sale of two freestanding single-tenant retail properties occupied by Panera Bread and Chipotle. They are outparcels to Lake Brandon Plaza, a Publix-anchored shopping center at 11201-11255 Causeway Boulevard.

Chipotle totals 2,432 square feet and Panera totals 4,022 square feet. Both were completed in 2023 and have 15-year, absolute triple net leases in place.

SRS NNLG’s Executive Vice President Patrick Nutt and Vice President William Wamble represented the seller, a Florida-based private investor. The buyer was a New York-based private investor. The closing blended cap rate was 4.34 percent.

“We were happy to complete this transaction on behalf of the seller at a favorable cap rate in today’s environment, said Nutt. “We sourced an all-cash New York-based buyer who was in a large 1031 exchange and was looking for top-tier retail tenants on long-term leases.”

Angela Noote is a native of Northern California and graduated from Chico State with a degree in public relations. After college she moved to the Central Coast and worked first in ad sales then in editorial, eventually spending more than a decade as a print reporter and editor. She detoured into design work at a printer/publisher, and with a partner eventually opened a boutique full-service marketing agency. Moving into corporate communications, she built and managed several successful marketing teams in the hospitality, financial services, and nonprofit industries. Most recently she was an internal comms manager in the tech sector. After a long stint spent in Georgia (Go Dawgs), she moved to Baton Rouge, LA and has written for clients in the financial, luxury imports, higher ed, commercial cleaning, and medical equipment industries. Her son is a media arts major at the University of South Carolina, and her husband owns a comedy theater in Baton Rouge, where you can often find Angi teaching improv classes, leading corporate training events, or doing an occasional stand up set.
