SRS Handles 9-Asset Hydraulic Supply-Occupied Portfolio Sale

SRS Real Estate Partners brokered the sale of nine, freestanding, single-tenant flex retail/industrial properties occupied by Hydraulic Supply Company for a total consideration of roughly $13 million. Eight of the locations were in Florida: Fort Lauderdale, Pompano Beach, Riviera Beach, Fort Myers, Orlando, Tampa, Florida City, and Belle Glade, and one location was in Forest Park, GA. All the locations had nine years of lease term remaining with passive corporate-guaranteed net lease structures.

The sold properties range between 7,000 and 12,000 square feet, and serve as flex retail/industrial warehouses located within key industrial markets. Each site provides last mile storage and distribution for commercial clients, as well as providing retail space to serve walk-in business

SRS National Net Lease Group’s Patrick Nutt, Kyle Fant, and Britt Raymond represented the seller, Florida-based SunCap Investment Fund. There were eight individual buyers for the assets. Hydraulic Supply is a full-service distributor of fluid power products and services.
