SRS Completes Sale of DC Restaurant Property

SRS Real Estate Partners completed the $2.95 million sale of a restaurant property triple-net-leased to Pupatella Neapolitan Pizza located at 301 Massachusetts Avenue NE in D.C.’s Capitol Hill neighborhood.

The fully renovated 4,154-square-foot property also has 1,500 square feet of patio space. Pupatella opened in the fall of 2024. SRS’ Washington, D.C. The SRS Capital Markets team, led by Senior Vice President Rick Fernandez and EVP & Managing Principal Andrew Fallon, represented the seller in the transaction, a New York City-based private owner. The buyer was a local private investor and purchased the asset with acquisition financing provided by Sandy Spring Bank.

“This transaction is a great example of the kind of vibrant business that is drawing investor interest back to D.C., especially as retail property buyers refocus on walkable, downtown assets with strong fundamentals,” said Fernandez. The property is located within walking distance to national landmarks and federal buildings, including the U.S. Capitol, the National Mall, the Supreme Court, and the Library of Congress.
