BRIC in Boca Raton to get transformed

Sprawling Boca Raton Office Campus Due for Major Makeover

The Boca Raton Innovation Campus, located at 5000 T-Rex Ave, is the city’s largest office campus, with 1.7 million square feet on 123 acres. It was here that IBM engineers invented the personal computer.

A group of four investors has big plans to transform the site, which is owned by CP Group, Rialto, DRA Advisors and Las Olas Capital Advisors. Terra was brought in to build up to 1,243 residential units, 125,000 square feet of retail, a 55,000-square-foot entertainment venture, 85,000 square feet of medical offices and a 140-room hotel. The project still needs the city council’s final site plan approval.

The condo would rise eight stories with 320 units, ranging from 1,213 square feet with one bedroom and a den to 4,076 square feet with four bedrooms. The neighboring apartment building would have 380 units in eight stories.

The retail would be located on both sides of the T-Rex Avenue entrance. It would consist of 17 buildings, each 125,000 square feet, and a 13,201-square-foot grocery store.
