The Park Industrial Portfolio

Speed Bay Acquires 13-Building Commerce City Warehouse Portfolio

Speed Bay Warehouse Solutions purchased a 13-building industrial portfolio in Commerce City, Colorado. Park Industrial, a 466,270-square-foot industrial portfolio, is positioned at the intersection of Interstate 270 and 58th Ave. KEW Properties was the seller.

A JLL Capital Markets team led by Peter Merrion and Robert Key brokered the deal on behalf of Speed Bay.

The Park Industrial portfolio comprises two phases spanning property vintages from 1968 to 2017. Phase 1-3 encompasses 311,270 square feet across 10 buildings, averaging 1987 vintage,. Phase four includes 155,000 square feet across three modern buildings, with an average 2013 vintage. The portfolio offers flexibility, with tenant spaces ranging from 2,500 to 35,000 square feet, averaging 8,600 square feet.

This follows the recent announcement of the formal launch of Speed Bay’s investment platform, which included a commitment of $250 million in strategic capital from a subsidiary of BDT & MSD Partners, alongside $100 million from Speed Bay’s founders.
