Spaces Pre-Leases Renovated Office in Downtown San Diego’s Little Italy

The joint venture ownership of DivcoWest Real Estate Services LLC and Ocean West Capital Partners LLC reached a long-term agreement with coworking firm Spaces to lease three full floors at a seven-story office building in San Diego’s Little Italy neighborhood. The 123,062-square-foot property is undergoing a transformation to convert it into a boutique Class A office project.

Spaces pre-leased 43,540 square feet at 1420 Kettner Blvd, which is now known as Kettner & Ash. Penning its deal several months in advance of anticipated construction completion, Spaces represents the first official lease executed since the owners began recent reconstructive work at the building.

Improvements include a newly-renovated contemporary façade, featuring an energy efficient clear glass wall-curtain, a five-story LED panel array in the building’s atrium, and a large outdoor event patio on the third floor.

CBRE’s Peter Danna and Jeff Oesterblad represented the tenant. Cushman & Wakefield’s Derek Hulse and Philip Roberts represented the landlord in the transaction.
