Southend Seattle Office Park Sold for $29M
Blackriver Corporate Park, a 236,542-square-foot office campus in Renton, WA, has traded hands for $29 million. The 11 single-story and two two-story office buildings were acquired by Laird Norton from Embarcadero Capital Partners and funds managed by Oaktree Capital Management.
Located in Seattle’s Southend submarket, the sprawling campus is ideally positioned between the urban centers of Downtown Seattle and Bellevue, with access to Interstate 405 and Interstate 5.
More than $5 million was spent in capital improvements during the last five years, including roof replacements, HVAC upgrades, parking lot improvements, electric vehicle charging stations, conference center and a proposed fitness center.
JLL’s Lori Hill and Stuart Williams led the team on the sale.
Hill says, “The Southend has diversified greatly over the last 20 years, establishing itself as a less costly alternative to the Seattle and Bellevue office markets to the north.”
