Sobrato Signs 200K-SF Deal with County in Downtown San Jose
Santa Clara County signed a 204,000-square-foot lease with The Sobrato Organization at a planned downtown San Jose office building. The government entity plans to create a county campus perched on the banks of the Guadalupe River.
The six-story building will have an 8,000-square-foot roof deck overlooking the river, and is slated to rise on a vacant parcel on West Julian Street that already has two other county-occupied office buildings. Currently, several agencies lease space in the two 145,000-square-foot buildings from Sobrato at 333 W. Julian St. and 373 W. Julian St.
The Cupertino, CA-based developer plans to commence construction within the next eight to 10 weeks, and anticipates delivery in Q3 2019. It would be the first big Class A office asset built in downtown in several years. The long-term deal includes lease extensions on the two existing buildings that now encompasses 12-year rental pacts.
