Sitex Acquires Warehouse in Key NJ Logistics Corridor

Sitex Group, a leading privately held investor and developer of industrial real estate, has acquired a 26,000-square-foot warehouse at 30 Abeel Rd. in Monroe, NJ. The 5.2-acre property is located less than two miles from New Jersey Turnpike Exit 8A, one of the state’s most important logistics submarkets.

The facility features 36-foot clear ceiling height, one overhead door and existing crane infrastructure. The site also offers significant exterior space, making it a suitable location for companies with a vehicle fleet or outside storage requirements.

The off-market transaction was sourced through Sitex Group’s longstanding market relationships. Terms were not disclosed. Mike Kimmel of KBC Advisors brokered the sale and, along with his team, will serve as leasing agent for the property.

“This acquisition aligns perfectly with our strategy and expands our presence in one of New Jersey’s most important logistics corridors,” said Blake Chroman, a principal at Sitex Group.
