Sioux City Industrial Getting $25M Makeover

Ho-Chunk Inc. has been working on its makeover of an industrial section of downtown Sioux City, IA. The developer, the economic development arm of the Winnebago Tribe of Nebraska, has invested $25 million to convert the buildings into a mixed-use project on Virginia Street. Additionally, the developer recently closed on a 50,000-square-foot warehouse at 101 S. Court St., adding another building to its Virginia Square project.

The 20-unit Virginia Square apartments, at 100 Virginia St., was recently completed. The building also has space for a first-floor restaurant. According to the developer, plans are being finalized for the restaurant tenant that will take the space, with opening anticipated by summer, 2017.

Meanwhile, the mixed-use 103 Virginia Square, at 103 Virginia St., is approximately 60% completed. There are plans to build a fourth building north of 103 Virginia Square. Ho-Chunk has not yet determined what it will do with the 101 S. Court purchase.
