Single-Tenant Retail Property in Richmond Trades for $4M

SRS Real Estate Partners has arranged the $3.9 million sale of a 2,956-square-foot retail property in Richmond.

Located at 5201 Chamberlayne Ave., the property was built in 2019 and is fully occupied by 7-Eleven on a 15-year corporate-guaranteed lease. The one-acre property also includes a gas station with 12 pumps.

Frank Rogers and Michael Carter of SRS represented the seller, a Richmond-based merchant developer. The buyer, an East Coast-based private investor in a 1031 exchange, was advised by Gardner King of Dominion Commercial.
