Shorenstein, Stiles Score $178M Refi on Charlotte East End Office Tower

CBRE has arranged a $178 million refinancing for 110 East, a newly delivered, 23-story, office tower totaling nearly 400,000 square feet in Charlotte’s South End district. The loan was provided by AllianceBernstein on behalf of the ownership group, Shorenstein and Stiles.

CBRE’s JP Cordeiro, Mike Ryan, Richard Henry, and Blake Cohen represented the sponsors in the transaction.

Delivered in 2024, 110 East features include an 11th-floor Sky Lobby, an outdoor terrace, and a fitness center. The property is currently 92.6% leased.

With direct access to the LYNX Blue Line’s East/West Station, 110 East is the only office tower in the submarket directly served by light rail.

According to a recent CBRE report, the South End has a 1.9% vacancy rate, the lowest in the region.
