Self-Storage Developer Closes On Loan for 1,500-Unit Expansion

UTEX Storage Partners closed on a $42.5 million construction loan to finance a two-property self-storage portfolio in the Miami metropolitan area. Affinius Capital and Axonic Capital originated the loan. The financing was arranged by Daniel Hartnett of Greysteel. 

The first property, located in Pembroke Pines, FL, is a to-be-built, four-story facility which will offer 1,097 units. The second, located in Coral Gables, FL, involves the 540-unit expansion of an existing self-storage facility, which will total 1,500 units upon completion. 

Upon completion, the portfolio will total 2,597 units across two properties: a four-story, 100,125-square-foot facility with 1,097 units in Pembroke Pines; and two three-story buildings totaling 132,995 square feet and 1,500 units in Coral Gables. All spaces will be fully climate-controlled with interior and drive-up access and modern loading features for enhanced accessibility.
