SD Padres Forms JV with Tishman Speyer, Cisterra and Ascendant for Tailgate Park MXU

The San Diego Padres’ real estate development subsidiary, Padres Next Fifty, is partnering with noted developers Tishman Speyer, Cisterra Development and Ascendant Capital Partners to meet a City of San Diego RFP for potential development of a city-owned parcel.

The proposed site sits between 12th and Imperial avenues, and K and 14th streets, dubbed “Tailgate Park” for its current stadium-adjacent parking use capacity which the Padres lease through 2042.

The partners have submitted preliminary plans for the site, outlining qualifications for approximately two million square feet of development. If selected, the partners intend to submit a competitive proposal with lead architect Carrier Johnson + Culture and others for a master-planned mix of uses including office, market rate and affordable housing, increased stadium parking and public gathering spaces.

The Padres lease and commitments to the surrounding stadium district are expected to be a weighted consideration for the RFP submission exploring development potential, a process which began with the city in 2019.
