School Board Approves Scripps Mesa MF Development
La Jolla, CA-based Monarch Group received approval to develop the Scripps Mesa Joint Occupancy Project, in a public-private partnership with San Diego Unified School District. The 6.7-acre site, at 10380 Spring Canyon Rd. in Miramar Ranch North, is proposed for a mixed-use project with 264 high-end multifamily units.
Plans call for one, two and three-bedroom apartments, as well as 2,000 square feet of retail, a community garden and a 4,000 square-foot student STEAM facility for the district.
It is the school district’s first real estate ground lease since it decided not to sell land assets to generate revenue. San Diego Unified will receive more than $40 million in revenue over a 66-year period, and additional income can come in from an annual profit-sharing arrangement with Monarch.
The project still needs city building permit approvals. The developer anticipates breaking ground next July, with a 2-1/2–year construction timeline.
