I-16 Logistics Center

Savannah-Area Warehouse Trades for $72M

Dayton Street Partners sold the I-16 Logistic Center, a 548,818-square-foot distribution facility in Ellabel, Georgia. MetLife Investment Management purchased the asset for $72 million.

The multi-tenant distribution center is situated in the West submarket of the Savannah industrial market, just 20.8 miles from Savannah’s Garden City Terminal and adjacent to the I-16/U.S. 280 interchange. The property is positioned directly across I-16 from the 17 million-square-foot Hyundai Metaplant.

Built in 2023, the I-16 Logistics Center is fully leased. Tenants include Veyer Logistics, Ecoplastic America and GFA. The center features 36-foot clear heights, a 185-foot truck court depth, 112 trailer parking spaces, 298 auto parking spaces and 92 dock-high doors with 45 mechanical pit levelers.

Britton Burdette, Dennis Mitchell, Jim Freeman, Bobby Norwood and Maggie Dominguez led the JLL Capital Markets team representing the seller.
