Santa Clara Office and R&D Campus Trades for More Than $300M

Ellis Partners and Boston-based investment manager The Baupost Group have finalized the purchase of Great America Commons, a pair of Class-A office and R&D buildings totaling approximately 635,000 square feet and located at 4555-4655 Great America Pkwy. in Santa Clara. The seller was PGIM. Although the purhcase price was not disclosed, the Silicon Valley Business Journal reported it as $310 million.

The complex is currently 77% leased to a diversified roster of tenants, including Texas Instruments, Ampere Computing and the San Francisco 49ers. Ellis Partners cited the property’s position within the rapidly evolving Santa Clara Stadium corridor, which has become a leading corporate destination in Silicon Valley.

The campus benefits from proximity to industry leaders, including Nvidia, Amazon, Zscaler, Johnson & Johnson, Applied Materials, and Intel, creating a concentrated ecosystem that continues to attract high-caliber companies and reinforcing long-term tenant demand, according to Ells Partners.
