San Marcos Shopping Center Sells for $73.4M

Oak Brook, IL-based InvenTrust Properties Corp. acquired Campus Marketplace, a 144,148-square-foot retail shopping center in San Marcos, CA for $73.35 million. The sellers were Campus CMH, LLC, 36 CMH and Campus BRB, LLC, an entity managed by Ryan Denk.

Built in 2000 on 15.4 acres, the 98% leased asset is anchored by Ralphs and CVS, and includes such established national tenants as Bank of America, Starbucks, Subway, and Sport Clips.

The asset was attractive as a result of its location close to state Route 78, proximity to CSU San Marcos, the San Elijo Hills master-planned residential community, as well as two medical facilities. The synergistic tenant mix creates significant customer draw from the nearly 200,000 residents in the area who shop and dine at the property.

Lee & Associates’ Jan Fincham and Patrick Dempsey represented both buyer and sellers.
