San Jose Office Acquisition Offers Income, Upside

Marcus & Millichap closed the sale of 1054 S. De Anza Blvd., a three-story, 31,701-square-foot multi-tenant office property located in San Jose. The sale price was $9,750,000.

“The property features a diverse mix of professional services tenants and was 75% occupied at the time of sale, offering the buyer both immediate income and long-term upside,” said Yuri Sergunin, managing director investments in Marcus & Millichap’s Palo Alto office.

Vince Schwab, J.J. Taughinbaugh and Sergunin, investment specialists in Marcus & Millichap’s San Francisco and Palo Alto offices, marketed the property on behalf of the seller. The buyer was represented by Simon Chen of Buffalo RE, Inc.

Constructed in 1985, the property is situated on a 1.22-acre lot at a hard corner along South De Anza Boulevard in San Jose. The location offers convenient access to Stevens Creek Boulevard and Highway 85, while the short-term lease structure provides flexibility for owner-users and SBA financing eligibility.
