
San Antonio Office Building Hits the Market
California-based real estate investment firm Buchanan Street Partners plans to sell its office property at 7330 San Pedro Ave. The 163,852-square-foot building is steps away from North Star Mall.
Despite weaknesses in the office market downtown, the submarkets farther north have been showing strength in recent quarters. The San Antonio Business Journal reports that companies with an eye on lower costs and higher-quality space have been signing leases in offices around Loop 410, I-10 and Loop 1604. An asking price wasn’t disclosed. The 2023 valuation of the site from the Bexar County Appraisal District puts its assessed value at about $26.7 million. The nine-story building is 83% leased.
Buchanan Street has owned the building since 2015. The offering flyer details about $4 million in renovations that have taken place from 2016 to 2022, including elevators, the lobby, common hallways and a roof replacement.
A JLL team led by Andrew Levy is marketing the property. Stream Realty Partners is the leasing agent.
