Sagard Real Estate Acquires Distribution Facility Near Port of Baltimore

Sagard Real Estate announced the $91 million acquisition of 7001 Quad Avenue, a 621,144-square-foot distribution facility in Rosedale, Maryland.

Located in Baltimore County East, the region’s largest industrial submarket, the asset is fully leased to users across food and beverage distribution and third-party logistics. Built in 2004 on 32 acres, the cross-dock facility is designed for high-volume distribution and features modern industrial specifications.

7001 Quad Avenue is located near the convergence of Interstates 95, 695, and 895, approximately five miles from the Port of Baltimore’s Seagirt and Dundalk marine terminals and downtown Baltimore. The location also provides connectivity to Baltimore/Washington International Airport and the broader Baltimore-Washington corridor.

“The building’s cross-dock design, loading capacity and trailer parking support high-throughput operations, while access to the Port of Baltimore and the region’s interstate network will drive sustainable demand from distribution and logistics users over the long term,” said Belah Terentjev, Director, Acquisitions at Sagard Real Estate.
