RPG, Steel Peak Acquire Flex-Office for Conversion to IOS

A joint venture between RPG and Steel Peak acquired 9606 Aero Dr. in San Diego, a 38,704 square foot flex-office property on 4.27 acres of industrial land zoned for outdoor storage. The acquisition price was $12.1 million.

The seller will stay in its headquarters as part of a leaseback agreement through 2025. In addition to the existing office space, the site includes a vacated data center that will be converted into warehouse space with multiple grade-level loading doors, creating a class A industrial outdoor storage facility, said Adam Robinson, founder and president of RPG.

Added Blake Rodgers, co-founder and principal of Steel Peak, “There are no industrial outdoor storage facilities in this size range available in the Central San Diego area that have a functional warehouse building with heavy industrial zoning that allows for outdoor storage by right. For IOS tenants, this is a class-A location in San Diego due to the easy access to multiple major freeways.”
