San Diego-based RAF Pacifica Group (RPG) and joint venture partner Centersquare have sold 1 Viper Way, an upgraded Class-A industrial real estate building located in Vista, CA. The buyer was Santa Monica-based BLT Enterprises. Cushman & Wakefield advised the sellers on the lease-up and disposition of the property.

After purchasing the property in 2021, RPG and Centersquare implemented renovations that would position it as a modern, last-mile distribution facility. The 175,000-square-foot building is now comprised of 20 dock-high doors and 16-grade-level doors, and new skylights were added to increase natural light and energy efficiency.

“Drawing upon our experience owning, operating and developing industrial assets, we were able to formulate a business plan that would optimize the property,” said RPG’s Founder and President Adam Robinson. “Working closely with industrial users, we’re attuned to the needs of the San Diego commercial real estate market, as well as the key features that today’s tenants are seeking.”
