Royalty Dental Attains Crowning Achievement with Acreage
Royalty Dental Associates acquired 1.5 acres from Cypress 1999 Ltd. in the northwest Houston metro, with plans to develop a 10,000-12,000-square-foot medical office building. The practice will occupy part of the building on Longenbaugh Drive, and lease the remaining space to another healthcare provider.
J.J. McDermott with NewQuest Properties said the acreage is one of the few remaining commercial sites in the corridor. “The tract is surrounded by established neighborhoods in one of the fastest-growing suburbs in the Houston MSA,” said McDermott, who represented the seller in the transaction. “This should be a good site for medical office space.” Maher Moukarim of Capital Heights Properties represented the buyer.
Since 1999, the local seller has subdivided and sold nearly 40 acres on the site. Development to date includes a Walmart and Walgreen stores, Woodforest Bank, Valero Energy and a shopping center. Nine acres in two commercial tracts remain available for sale.
