Recency Centers picks up University Commons in Round Rock

Round Rock’s University Commons Flips to Regency Centers

Regency Centers Corp. purchased Round Rock’s University Commons. The 218,000-square-foot shopping center is almost entirely leased and is home to several other well-known national and local tenants, such as an H-E-B grocery store, T-Mobile, AT&T, Twin Liquors, Mattress Firm and Summer Moon Coffee.

CBRE brokered the sale on behalf of the seller, LaSalle Investment Management.

University Commons is located at 250 University Blvd, on just over 33 acres. It is also located along I-35, which gives it frontage on one of the region’s busiest highways. University Commons is situated between Round Rock Premium Outlets to the north and another large shopping center containing an IKEA directly to the south.

The Austin Business Journal reports the property is 94% leased. Seven spaces are available for rent, ranging from 1,500 square feet to 2,853 square feet, according to the property brochure. While H-E-B is the anchor tenant with 130,885 square feet of space leased, the property’s 29 other tenants account for 71,247 square feet.
