Rosenthal Property Portfolio in DTLA Sells for $15.5M

Maple DTLA, LLC acquired the Rosenthal Property Portfolio in Downtown Los Angeles for $15.5 million. The 102,859-square-foot portfolio is located in the East Los Angeles / Boyle Heights area, a submarket known for older, manufacturing buildings catering to the apparel industry. The properties are at 2736 E. 12th St., 3028 E. 11th St., as well as 3101, 3109 and 3115 E. 12th St.
The rare portfolio sale was completed in an area transitioning to high-end apparel fashion buildings. The submarket is serving as a landing spot for industries being pushed out of the Art’s District due to redevelopment projects and higher end uses flooding the area.
Kidder Mathews’ Jon Reno, Robert Thornburgh, Tom Holland and Trevor Gale represented the seller, Rosenthal Property Owners. The Quantum Associates’ Iqbal Hassan represented the buyer, a local apparel company and DTLA investor.
Reno says “This transaction confirms the high demand for older, functionally challenged industrial properties with upside potential and proximity to downtown Los Angeles.”
