Rockwood Commences Construction on Playa Vista Project
San Francisco-based Rockwood Capital is developing an $80-million office building in Los Angeles’ Playa Vista submarket. WE3 is the third and final office component in the 6.5-acre Water’s Edge development, located at the intersection of Lincoln and Jefferson boulevards.
The 190,000-square-foot building is slated to deliver by mid-2020, and will rise on a former parking lot and a soccer field. The soccer field will be rebuilt on top of a new parking structure. WE3 is designed with floor-to-ceiling windows, private balconies and outdoor public meeting spaces including an elevated garden.
The partnership involved in Water’s Edge includes Singapore’s sovereign wealth fund, GIC, and Newport Beach, CA-based developer Marshall Property & Development. In January, Rockwood acquired Water’s Edge for $190 million from a partnership that included Robert Maguire, the Los Angeles developer of two of the initial buildings at the project in 2002.
