Rise48 Equity Acquires Garland Value-Add Property

Rise48 Equity expanded its Dallas portfolio with the acquisition of a 248-unit multifamily community located in Garland, TX. Formerly known as Shiloh Oaks Apartments, the property will be rebranded as Rise Apollo Heights. 

Built in 1983, Rise48 Equity acquired the property completely off market at a 30%+ discount from peak valuations just 18–36 months prior. 

Rise48 Equity plans to renovate 88% of the units (217 total) to its signature Diamond Level finish, featuring new stainless steel appliances, modern LED lighting, white shaker cabinet doors, resurfaced countertops, updated plumbing fixtures, and vinyl plank flooring. In addition, all 248 units will receive new in-unit washers and dryers. 

On the outside, the property will undergo a full exterior repaint, landscaping upgrades, pool deck restoration, and new pool furniture. The leasing office and clubhouse will be modernized, and new signage and branding will be installed to elevate the property’s curb appeal and community identity.
