Rexford Snags Pair of SoCal Facilities for $20M
Los Angeles-based Rexford Industrial Realty, Inc. acquired a pair of SoCal properties for a combined $20.3 million. The industrial assets include a single-tenant building in the Mid-Counties, as well as a value-add building in the San Fernando Valley.
The deals include:
- 10747 Norwalk Blvd. in Santa Fe Springs that was purchased for $10.8 million, or $206-per-square-foot. The 52,691-square-foot property sits on 2.56 acres of land, and is leased at a below-market rate to a strong tenant. The 24-foot clear modern building is located at a major intersection in a supply-constrained submarket.
- 29003 Avenue Sherman in Valencia was acquired for $9.5 million, or $139-per-square-foot. The modern building contains 68,123 square feet on 2.78 acres of land and features 26-foot clear heights with ESFR fire sprinklers. The REIT intends to renovate the currently vacant, single-tenant property by performing cosmetic and functional enhancements.
